Successful Strategy Preserves Truax House

The Dr. Brad Truax House, 2513-2515 Union Street, was historically designated by the City of San Diego in 2016, thanks to Nakhshab Development and Design. This local developer walked it through the process prior to purchasing the parcel from the city. With a 1989 period of significance, the Truax house was one of the first AIDS hospices in the United States.

Prior to Nakhshab's closing on this property, the Planning Commission approved the developer's request on June 1 to subdivide the parcel into three lots. A corner house and the Truax House became individual lots, while the third lot is located north of the Truax House, in Maple Canyon. SOHO supported this subdivision as a strategy to further ensure the retention and rehabilitation of the Truax House. With the historic house now contained on a small lot, there is less development potential that could coerce its future demolition.

Nakhshab first aims to rehabilitate the Truax House into multiple living units, along with a community space and a memorial to Dr. Truax. The project will also include affordable housing and the possible connection to Maple Canyon desired by the community.
